Triple Creek Ranch is a Legendary Property located 3.4 miles west of the small community of Leipers Fork in Williamson County, Tennessee. 

 

Leipers Fork is the home to many of the legends and artist in Country Music and the Music Business in Nashville. People travel from all over the country to visit this quaint town for its natural beauty, hometown atmosphere and the chance to meet some of the neighboring stars. The property is only 20 miles southwest of Nashville  20 minutes from the historic town of Franklin, the epicenter of over four billion dollars of current development projects in Williamson County.

 

The property has over one mile of frontage on the  77 mile I-840 beltway and located off the Pinewood Exit. The beltway was proposed as a solution for regional traffic needs so that the existing Nashville freeways could better support local traffic. I-840 forms a complete bypass of the Nashville metropolitan area and has opened up the land up for commercial and residential development. The property also has a combined frontage of over three miles on Prewitt Road, Boy Scout Road, Taylor Cemetery Road, Hargrove Road and Pinewood Road.

There are over 40 miles of hiking trails, horse back riding trails and year round interior roads that provide access to all portions of the property. The 192 acres of open land is used for pasture and food plots. There are 18 plus miles of perineal creeks and streams on the ranch and the balance of the land is primarily in old growth forest. The topography can best be described generally as ridge top to ridge top with fertile valleys and hollows between. The current owner spent twenty years in assembling what is now the largest contiguous tract in Williamson County. It is one of the most unique and beautiful properties in the Southeast.  

The main entrance to the farm is located at the 5500 Boy Scout Road. The 4500-foot paved private drive has an electric gate at the entrance and is fenced with guardrails lining the side of the drive as it descends into the valley to the Main Barn/House. The interior of the barn is built with an Old West motif in mind complete with an authentic western bar, country store and jail. You enter into a large paneled room with heart pine floors, tin ceiling and a floor to ceiling stone fireplace. There is also a stage built in the room for local artist to entertain. There are several bedrooms and baths located on the second floor and a huge amount of covered storage area on the back of the barn. The owners currently have an indoor riding ring in the storage area and several horse stables. 

There is is a hand hewn log cabin near the House/Barn that is used as a guest cottage. A managers house is located at the end of Taylor Cemetery Road and two other cabins about a mile deep into the Property from the end of Taylor Cemetery Road. These remote cabins overlook one of the largest streams on the property and have been used by local songwriters for years. 

 

The property has a grass airstrip, airplane hangar, enclosed shop with a concrete floor and several lakes and ponds. There are pole barns and equipment sheds scattered on the property that increase the efficiency of the farming operation.  A very nice horse barn and hay barn is located on Taylor Cemetery Road with miles of recently painted wooden fences and cross fences.

 

Timber:  The timber on the property is excellent and consist primarily of mature hardwood trees. A very small amount of the timber has been harvested in the last twenty five years and a large percentage of the timber is 40 plus years old. A cruise on 1675 acres of the timberland  is available upon request.

 

Conservation Easement: There are 32 acres, known as the Brown Tract, under a Conservation Easement managed by the Tennessee Nature Conservancy. It is restricted from development with the exception of the right to build one house. There is also an easement on an adjoining 124 acres restricting it from all development which is also managed by Tennessee Nature Conservancy.
